Council approves rezoning, master plan and zoning agreement for Cameron School Road/G.W. Carver site

The Ames City Council on Sept. 30 approved a rezoning and a zoning agreement to implement a master plan for property near Cameron School Road and G.W. Carver Avenue (3220 Cameron School Road). Staff said changes in the agreement address an assisted-living senior facility, place a cap on residential units tied to sanitary sewer utility capacity, and set conditions around a convenience commercial parcel including canopy orientation and landscaping. Planning staff described the master plan as an attachment to the zoning agreement; future development must comply with the master plan and the returned agreement from the property owner includes the limitations staff described. "The master plan that's in the council action form is an attachment to that agreement, so all future development will need to comply with the with the master plan," staff said. Council voted to approve the rezoning agreement by roll call at second reading and then adopted the ordinance at third reading. Staff said site-level details, such as landscaping and integrated easements, will be handled during subsequent site plan review and building permit processes; the cap on units reflects limits tied to the capacity of existing sanitary sewer service.
