The Jefferson County Board of Zoning Adjustment on Sept. 22 granted variances for a McCarty property that reduce the required lot width and front-yard setback in an A-1 agricultural zone, while imposing a condition for future accessory structures.
Zoning staff described the request (case A-25-0031) as relief to allow an existing lot in an A-1 zone to have 80 feet of lot width instead of the 100-foot minimum and to allow a 20-foot front setback in lieu of the required 35 feet. The property is a 0.36-acre parcel with an existing single-family dwelling and carport. Staff’s presentation indicated historic maps show the property has been in its current configuration for several decades and that similar nonconforming lots exist in the area; staff recommended approval with a stipulation requiring a 35-foot front setback for any future garage or carport so such structures do not encroach into the right of way.
No applicant spoke during the record presentation for this case and no public opposition was recorded. A board member moved to approve the variance with the 35-foot setback stipulation; a second was recorded and the board voted to grant the variance. The board announced the variance had been granted at the hearing.
