Representatives for Albany Street LLC presented an updated site‑plan for a proposed two‑story, four‑family dwelling at 100–106 Albany Street. The applicant said the parcel is roughly 125 feet by 100 feet and the building would contain four two‑bedroom units with nine parking spaces (one handicapped), exceeding the code requirement of eight spaces.
Engineer Ernie Martin and co‑partner Shannon Martin said they had advanced the plans, adjusted the curb cut and sidewalk frontage, and added a stone veneer and hardy board siding for the elevations. They also said they had addressed fire‑department and planning‑staff comments and were working on final engineering details.
Board members praised the changes to the front elevation and porch, noting the design better matches neighborhood character. The board also asked for a more diverse planting palette between the parking area and an adjacent property to reduce headlights and improve screening.
The board voted to issue a SEQR negative declaration for PB 2020429 (100–106 Albany Street). The applicant’s site plan approval was contingent on addressing city department comments to each department’s satisfaction, per the standard condition noted in the resolution.
Staff will circulate outstanding engineering comments and the applicant said it will return with final engineering and planting details.
