Adi Mentri presented Variance 25-1035 on Sept. 22 seeking two sign variances to install a residential entry monument for the Fawn Ridge subdivision: a reduction of the required 19‑foot front setback to 10 feet and a waiver to allow the monument to be located where it is visible from the Citrus Park Drive gateway rather than at the recorded platted entrance off Breeland Drive.
Development Services staff described the sign code requirements (LDC section 7.30) that require a minimum 19‑foot front setback for a monument sign and require entry signs to be located at the entrance the sign identifies. The applicant said the Citrus Park Drive extension completed in 2022 effectively created a more visible public gateway into Fawn Ridge and that placing the monument nearer that new gateway (about 55 feet back from Citrus Park Drive and 10 feet inside the east property boundary) would provide visibility for the 650‑home subdivision without intruding into a 50‑foot drainage easement or the 25‑foot visibility triangle. The applicant also said the homeowners association and the property owner hosting the sign agreed to the placement and fence changes.
No members of the public testified in favor or opposition at the hearing. County staff indicated the sign will not be in a drainage easement or visibility triangle per the boundary survey shown; the hearing officer closed the record and will issue a written decision within 15 business days.
