Weatherford City Council took three actions on zoning on Tuesday: it adopted an ordinance to update zoning-change notice and sign requirements to comply with recent state law; it approved an amendment to the Central Neighborhood (CN) district to allow single-family detached dwellings as a permitted use; and it tabled — at the applicant’s request — a zoning map amendment and conditional use permit for a contractor office with outdoor storage to a date certain of Oct. 14.
Planning staff (Chad Marbell) explained the housekeeping ordinance aligns the city’s zoning code with House Bill 24 (effective Sept. 1), which requires property signage be posted at least 10 days before the meeting convenes and remain in place until a decision is reached, and clarifies notice rules for comprehensive rezones and protest procedures. The council opened and closed the required public hearing and passed the ordinance.
On the central neighborhood district amendment, staff said the CN zoning covers older neighborhoods adjacent to downtown where a mix of small-scale commercial and residential uses already exists. The revision clarifies that single-family detached dwellings can be built in CN zones and specifies household living rules for mixed-use buildings; staff recommended approval and council approved the ordinance after a public hearing.
Separately, a developer’s request to rezone a 1.632-acre tract for a contractor office with outdoor storage (including vehicle storage) was advertised and heard; planning and zoning recommended tabling that item at the applicant’s request to allow the applicant to reconfigure the building footprint. Council voted to table the item date certain to Oct. 14 so the applicant can return with revised plans.
All three items followed required public-hearing procedures; staff noted they will publish the signage and online notification process required under the new state law and will implement the CN zoning changes if the ordinance is adopted.
