The Planning Commission continued its early-stage discussion of how a planned‑unit development (PUD) ordinance could implement goals in the village comprehensive plan and offered feedback to property owners on a development application involving a historically significant parcel, including the former Korean Presbyterian Church at 230 Region Road.
Commission staff described the PUD discussion as an effort to clarify goals for a future PUD ordinance, possible review procedures, and the types of projects that would benefit from PUD standards. The commission plans to continue the discussion in October, focusing on what current regulations allow and how a PUD ordinance could help achieve the comprehensive plan’s objectives.
Separately, staff and commissioners reviewed a certified, landlocked parcel where the property owner and representatives received preliminary feedback about “significant appropriateness” concerns and were advised on steps to submit a formal application. The commission conducted short, preliminary interviews related to demolition considerations and site context for the 230 Region Road property, which staff identified as historically significant.
No formal approvals or binding decisions were made. Commissioners described the work as advisory at this stage and asked staff to prepare guidance on what regulations currently allow, possible incentives for preservation, and next steps for applicants pursuing formal applications.
Next steps: the Planning Commission will continue its PUD discussion at a future meeting (staff indicated the next meeting was tentatively scheduled for Oct. 7, 2025) and will provide applicants with guidance on preparing a formal submission and any preservation incentives the commission is considering.
