Planning commission approves lot-line adjustment to create two reconfigured lots in Country Hills subdivision
The Pennington County Planning Commission on Sept. 22 approved a lot-line adjustment plat, COLAPL25-0003, to reconfigure lot lines in Country Hills Subdivision and create Lots 4R and 5R. The owner and applicant is Judith Donahue.
Planner Megan Talmadge told the commission the adjustment reconfigures lot lines so Lot 5R will have access from High Range Road and noted there is no flood hazard on the property. Talmadge said the existing right-of-way was 66 feet and the plat requires an additional 8 feet of right-of-way dedication.
"This is a reconfiguration of lot lines to allow Lot 5R access from High Range Road," Talmadge said, and staff recommended approval of the plat with four conditions.
Commissioner Jared moved to accept the plat with four conditions; the motion was seconded and carried on a voice vote.
The change does not require a comprehensive-plan amendment, Talmadge said. The planning commission’s approved recommendation will be forwarded to the Pennington County Board of Commissioners for final action.
