The Johnson County Zoning Board voted unanimously to approve preliminary and final plats (W25515PP and W25516FP) that split a 23.43-acre parcel at 37805 West 180 Third Street into two residential lots to be called the Stevens Family Addition, Second Plat.
Staff said the split would create Lot 5 at about 11 acres and Lot 6 at about 12.43 acres, and complies with the rural comprehensive plan policy area that allows one dwelling unit per 10 acres. Diane Wickland of the planning department told the board the proposed lots have adequate street frontage on West 180 Third Street, that a sight-distance study accepted by the county public works department identified compliant driveway locations, and that each lot can be served by the existing 8-inch water main and individual septic systems. Because the subdivision will disturb less than one acre, staff said stormwater management and stormwater quality plans were not required.
The plats were recommended for approval by staff "for the reasons and subject to the stipulations recommended by staff and set forth in the staff report," a motion moved by Donna Goetzmann and seconded by Bob Paulson. Board members Jeff Huff, Craig Connell, John DeGran, Bob Paulson, Roger Spears and Donna Goetzmann voted aye; the motion passed 6-0. No members of the public spoke on the item, and no board questions were recorded before the vote.
