Board OKs setback variance for patio cover at West Coral Way home
The City of Daytona Beach Board of Adjustment on Sept. 18 approved a variance to reduce the interior side setback so the owner of 2576 West Coral Way can install a hard-roof patio cover over an existing concrete patio.
Applicant Tanner Banks, who said he bought the home in early 2024 and renovated the interior, told the board the patio and concrete slab date to the 1970s and he wants a roofed outdoor space for personal use. "All I'm looking to do is to just literally put 2 by 4 aluminum posts and have a patio cover put up over it, not enclose it or anything like that," Banks said.
The request sought relief from Article 4, section 4.2(b) of the City of Daytona Beach Land Development Code to reduce the required interior side setback from 10 feet to 4.3 feet, which would allow a 17.4-by-12-foot (209-square-foot) hard-roof structure to be built over the existing patio. Banks described the roof material as an aluminum composite product with a fan, flashing and a gutter system; he said the cover will align with the existing edge of the house.
Board members asked about materials and whether the cover would extend beyond the house; Banks confirmed it would not. No members of the public spoke in opposition. The board voted 6-0 to approve the variance as requested.
Banks thanked staff, specifically Melissa Phillips, for assistance through the process; board members commented that similar requests are common for the neighborhood. The approval is limited to the uncovered patio cover described in the application and does not permit enclosure of the space or further encroachment beyond the approved setback relief.
