Applicant Kester Codge told the Zoning Board that he had installed a pool years ago and believed a certificate of occupancy had been obtained, but a recent inspector said a new survey revealed several nonconformities. Codge said he removed one of three sheds to comply with the two-shed limit and learned that paving and an awning brought some features close to the side property line.
The board discussed the driveway expansion and curb cut, and Codge acknowledged he had widened the curb cut and expanded driveway area, which contributed to a 259-square-foot overage in the front yard driveway area. The applicant agreed to three conditions if the board approved: that any shed rebuilt be placed in a conforming location, that there be no further expansion of the driveway, and that there be no further increase in total building area.
