The Zoning Board of Appeals on Sept. 18 agreed to table a petition from the Caddaro family trust seeking variances and a special permit to demolish a fire-damaged house at 243 Montaup Street and construct a new single-family dwelling. Attorney Peter Salino asked to table the matter so the applicants could redesign the proposed house to provide off-street parking.
Why it matters: The property is in an A2 apartment zoning district. The submitted plan requested relief for front and side setbacks and for lot coverage; board members and planning staff said a redesigned footprint could likely provide off-street parking and reduce the amount of relief required.
The board discussed whether a compliant single-family or a rebuilt two-family would be viable alternatives. Planning staff noted the parcel meets the district's required area and frontage but that the proposed building footprint increased lot coverage. After a brief public discussion and a request from the applicant to examine design options that preserve parking while reducing variances, the board voted to table the petition so the applicant can revise plans and return at a later hearing. The motion to table passed unanimously.
Next steps: Applicant to redesign the structure to incorporate off-street parking and return with revised plans; site plan review and building-permit reviews will follow if relief is granted.
