Commission recommends adoption of FEMA flood maps for flood‑damage prevention amendment

Planning staff told the Bradley County Regional Planning Commission that FEMA, with the U.S. Army Corps of Engineers, has issued updated flood maps that include base flood elevations for local tributaries and that the county should treat adoption of the maps like a rezoning.
“FEMA, in conjunction with the Corps of Engineers, has developed new flood maps. Our current maps do not have base flood elevation listed in a lot of locations, but … these new maps have the base flood elevation data available,” Bentley said. Bentley told commissioners the change would require a recommendation from the planning commission to the county commission.
Commission members confirmed they had received the packet and discussed procedure. Keith Jones made the motion to recommend approval; the motion was seconded. The commission recorded affirmative votes during the roll call and the record shows a recommendation was forwarded to the county commission.
Bentley and commissioners did not elaborate on specific parcel‑level changes during the public exchange on the record; the item will move to the county commission for final action if the commission adopts the planning commission recommendation.
Bentley said the updated maps include analyses of the Candies Creek and Mouse Creek tributaries and provide base flood elevation (BFE) data that the county’s current maps lack; commissioners were asked to treat the change as a rezoning recommendation rather than a simple map update.
