EDC: Retail Coach expands Whitehouse trade area, generates leads for restaurants and retail

At the Sept. 18 City of Whitehouse Economic Development Corporation meeting, staff reported that Retail Coach has begun the second year of its contract and has refreshed market reports and data. Retail Coach told EDC staff it effectively doubled Whitehouse’s trade area in its analysis, which lowered the average household income slightly but left the figure above $106,000 per household and the mean age near 38. Staff said the firm used cell‑phone data to model the trade area, estimating where shoppers travel from to reach Whitehouse businesses. Staff reported the EDC and Retail Coach are coordinating follow‑up meetings with potential quick‑serve restaurant operators and that a brokerage team from Longview has shown interest in retail development opportunities that could include strip retail. The EDC expects additional updates at its next meeting once leads from recent conventions are compiled and follow‑up meetings occur. The board and staff discussed traffic counts through the city and commented that planned widening projects on nearby routes could increase pass‑through traffic for several years, which staff advised Retail Coach to factor into site marketing.
