Gurnee planning board recommends approval of Stonehenge Subdivision Lot 1 final plat

The Village of Gurnee Planning and Zoning Board voted Wednesday to recommend approval of the final plat for Stonehenge Subdivision Lot 1, a division of an approximately 37.8-acre parcel in the Merit Club planned unit development. The motion to recommend approval passed on a roll-call vote with all members present voting yes.
Board members and staff said the plat conforms to village ordinances and that public improvements already exist. Staff noted the parcel lies within the Merit Club PUD approved in the late 1990s and that the proposed lot division will accommodate a home currently under construction. The applicant and staff said easements, access and private utilities are in place and that recorded covenants will memorialize access and easement rights.
During the presentation, a village staff member summarized the request and said the plat "reflects adequate easements and provisions," and that staff had verified conformance with village ordinances. An applicant representative explained the site is part of the Merit Club PUD and that several large homes already exist on the parcel; the representative said the PUD originally allowed multiple development options and that this lot division would allow a family member to take ownership of a specific lot. The representative said private roads and private water and sewer mains already service the area.
Board member Leanna moved to forward a favorable recommendation for approval of Lot 1 of the final subdivision plat for Stonehenge Subdivision 1, located at 6333 Belvedere Road; the motion was seconded and carried. Roll-call votes recorded for the motion included Campbell (aye), Jordan Toff (aye), Martin (aye), Ware (aye) and Zula (aye). The board recorded that the subdivision had no outstanding public-improvement requirements and that the lot division is consistent with the existing PUD. Board members noted the PUD allowed up to seven homes on the roughly 37-acre parcel and that this would be the fourth home under that allocation.
The recommendation now goes to the Village Board for final action. Staff said the recorded covenants, easement documentation and utility responsibilities will be completed as part of the final plat recordation.
