The Saint John Plan Commission approved the site plan for Lot 3 of the Gates of St. John development on Sept. 17, 2025, while the developer asked the commission to defer action on Lot 1 to a later meeting. The commission’s approval followed a staff and engineer review; the applicant said it had addressed most engineering comments and submitted additional material the same day.
The applicant’s representative said the design revisions include a dumpster‑enclosure drawing, added landscape elements and planter features on the public square. The applicant said the center landscape island requested by the town engineer was not shown because of the intended relationship between paired buildings and the pedestrian walkway connecting the rear of the site.
At the meeting the representative said building A is ready to proceed and requested approval only for Lot 3 so construction on that building may move forward; the applicant asked that Lot 1 be deferred. A motion to approve Lot 3 and defer Lot 1 carried by voice vote.
The commission’s motion and staff comments noted that site architecture will adhere to standards the Town Council approved earlier in the project’s review. The applicant said dumpster enclosures and other streetscape elements will be finished in materials and styles consistent with the council‑approved architecture and that building permits would follow town and engineering approvals.
The approval clears the way for the developer to submit building permits for Building A on Lot 3; final decisions on Lot 1 will return to the commission in a subsequent hearing.
