The Planning & Zoning Board recommended approval Sept. 24 of a boundary plat for a parcel at 1055 North Federal Highway. Attorney Robert Locker, representing the property owner and surveyor, said the plat will remove multiple existing curb cuts along the Federal Highway curve, consolidate access to a single one-way in/one-way out approach, and dedicate right-of-way tapers to the Florida Department of Transportation to improve traffic safety.
Locker told the board the plat and related access changes already have been reviewed by FDOT, Broward County Traffic Engineering and city traffic and mobility staff. He said the property is the subject of a separate site-plan approval and a previously approved development incentive agreement and easement; the boundary plat is a required technical step before building permits.
City staff reported that the application meets the applicable Unified Land Development Regulations (ULDR) criteria and that standard conditions of approval should apply. The boardmotion to recommend approval cited the staff report and testimony presented that evening; the motion passed on a voice roll call.
Why it matters: The plat is intended to improve vehicle movements along a high‑curvature segment of Federal Highway by reducing conflict points from multiple curb cuts and by formalizing access to FDOT standards. Applicants said the change may reduce turning movements that currently create safety concerns along the curve.
What happens next: The recommendation will be forwarded to the City Commission and the platting/engineering process continues with FDOT and city permitting prior to issuance of building permits.
