The Lewisville City Council approved an alternate standard to the IH‑35 corridor overlay district to allow the longer side of a proposed building to be oriented away from FM 407, a change requested to enable construction of a Chipotle with a drive-through and preserve space for a second lot at the northwest corner of Interstate Highway 35E and FM 407. Planning staff said the unified development code ordinarily requires the longer side of a building to be parallel to FM 407, but the requested modification "will facilitate the construction of a new Chipotle with a drive-through and the preservation of space for one additional lot for development at the hard corner," and that the Planning & Zoning Commission recommended unanimous approval on Sept. 2. Councilmembers asked whether approving this orientation would limit or help development of the adjacent corner lot; planning staff explained the alternate standard provides additional options for the hard corner, which typically supports higher-intensity uses such as restaurants or hotels. The council voted unanimously to approve the alternate standard. What the approval means: the alternate standard allows the applicant to orient the Chipotle building in the requested configuration so the site plan accommodates a drive-through and leaves the adjoining lot with more usable frontage and flexibility. Approvals like this change only the orientation standard for the subject lots; other code requirements and permit reviews remain applicable.
