Council affirms Planning Commission finding that White Rose Ballet is a similar use in I-2 zone

Northridgeville City Council on Sept. 15 accepted the Planning Commission's determination that White Rose Ballet Academy can operate in an I-2 Light Industrial District as an indoor fitness and training facility, a decision made 4-0 by the commission with an added definition.
Clerk read the referral: White Rose Ballet Academy at 6287 Leer Nagle Road (unit 4), owner Liberty Parkway HRD LLC. The Planning Commission approved indoor fitness and training as a similar use with the condition that the definition explicitly include businesses used primarily for participatory physical activity and instructional training, listing dance studios, yoga, martial arts and gymnastics as examples and distinguishing the use from commercial indoor recreation intended primarily for entertainment or spectator activities.
Councilmember Abens moved to approve; Swank seconded. Councilmember Schaefer asked whether recitals or competitions would shift the use into commercial recreation; Planning Director Abrams (speaking through the chair) said the application was proposed as a practice area only, and the commission considered it as such. The motion passed on a roll call with Swank, Schaefer, Abens, Winkle, Awig and Jacobs voting yes.
Council did not modify the commission's condition; the academy must conform to the indoor fitness and training definition adopted by the commission when finalizing permits.
