Council approves final plat and site plan for Shops at Kettlestone, Community Choice Credit Union building

The Waukee City Council approved a final plat and site plan for the Shops at Kettlestone, a roughly 2-acre parcel at the northwest corner of Grand Prairie Parkway and Southeast Esker Ridge Drive that will host a two-story building including Community Choice Credit Union, a restaurant with outdoor patio space, and a second-floor flex area.

Melissa, the city planner presenting the item, said the building is just over 12,000 square feet and 28 feet tall, with main entrances on the west side. The site plan shows a drive-through lane for the credit union, a trash enclosure and an underground stormwater detention facility located on the west side of the parking area. "Parking and landscaping requirements are being met," Melissa said, and staff recommended approval of both the final plat and the site plan.

Melissa noted an ingress/egress easement will be provided as part of the final plat; a 10-foot-wide trail will be constructed along the south side of the lot and existing sidewalks and regional trails border other sides of the site. Building materials identified in elevations include brick, fiber cement panels and storefront glazing; the trash enclosure will match the building brick.

Council members asked light, conversational questions; one council member jokingly asked about a previously discussed coffee tenant. Council voted to approve both the final plat and the site plan.

With council approval, the applicant may proceed to finalize construction documents and obtain building permits consistent with the approved site plan and final plat.
