At its Sept. 16, 2025 meeting the Planning Commission voted to forward Sharon Road Development LLC's rezoning application (No. 2025048) to the City Council for consideration, with conditions and a staff direction to finalize buffer details. The application would rezone four parcels and part of a fifth, totaling about 6.48 acres on Dahlonega and Elm streets, from Office Professional to a planned unit development to allow a mixed-use project, planning staff said. Scott, a planning staff member, told the commission that the applicant submitted revised site plan materials, zoning conditions and a PUD pre-application checklist and that staff recommended approval based on those materials. "Staff recommends approval of the rezoning based upon the above attached information," Scott said. The public hearing on the rezoning previously was held on May 20, planning staff said; the transcript records no formal objections stated at that hearing. The applicant, his attorney and a third party provided oral support for the rezoning at the public hearing, according to the staff summary. During the meeting a commissioner moved to send rezoning No. 2025048, with the attached conditions and exhibits, forward to council for approval. The motion description said staff (Scott) would work with the applicant on a couple of buffer details before the council review. Another commissioner seconded the motion. The commission recorded the motion as passing "2 to 1." Sean, an applicant representative, said he was "happy to answer any questions" and confirmed the applicant had provided revised plans and zoning conditions as part of the submission. The commission's action was limited to forwarding the rezoning application and its conditions to the City Council for final action; the commission did not adopt the rezoning itself. Staff was directed to continue working with the applicant on the remaining buffer details prior to council consideration. The item was the only substantive land-use matter discussed; the commission approved minutes from the Aug. 19, 2025 meeting and then adjourned. Council consideration is the next formal step; no date for council review was specified in the meeting record.
