The Landmark Preservation Commission approved a one‑story rooftop extension at 460 West Broadway in the SoHo‑Cast Iron Historic District extension on Sept. 16, finding the addition set back and minimally visible from public thoroughfares.
Architect Stefano Morisi described an addition that enlarges an existing penthouse on the north roof and connects to an adjoining roof level. The design places the new massing well back from West Broadway and uses an acid‑treated stainless steel panel system with a matte, aged‑brass finish produced by artisans. Morisi said the finish is a permanent exterior treatment to stainless steel designed to produce an aged brass appearance without highly reflective surfaces.
Staff and commissioners noted the addition would be seen only in limited passing views and that the materials would clearly differentiate new work from historic fabric. Commissioner Ginsburg said the set‑back location and limited visibility made the proposal appropriate. The commission recorded an 8–0 vote in favor.
Staff also noted that the project could not be handled at staff level because the existing roof accretion already exceeded the 11‑foot height threshold and the proposed work engaged the commission’s cumulative‑effect rule; however, the commission found the massing, materiality and limited visibility appropriate for the district.
