The Pleasant Grove Planning Commission approved a three‑lot preliminary residential subdivision plat called Timpanogos Meadow Plat E for applicant Scott Davis at 178 West 1100 North on Sept. 25, finding the proposal met the R‑1‑8 zone’s lot, width and setback standards. Staff recommended approval after a September 16 review, and the commission carried a motion to approve the preliminary plat. "Staff recommends approval of the proposed subdivision," Planning Department representative Jacob Hawkins told the commission. Why it matters: approval of the preliminary plat allows the applicant to proceed toward final engineering and plat recording steps that would create two standard single‑family lots and one flag lot on about 0.91 acres in a single‑family neighborhood. The commission’s action authorizes the subdivision concept subject to standard final planning, engineering and fire‑department requirements. Hawkins told the commission the two standard lots would meet the R‑1‑8 minimums — an 8,000 square‑foot lot area and an 85‑foot minimum lot width — and the flag lot would meet the higher standard required for flag lots (1.5 times the minimum lot area, or roughly 12,000 square feet including the stem). He said setbacks for standard lots are 25 feet front, 25 feet rear and 10 feet on sides; flag lots require larger setbacks (30 feet on the front along the narrow dimension, 25 feet rear and 20 feet sides). On site access and emergency services, commissioners asked about shared drive maintenance and firefighting access. Chelsea Davis, speaking for the applicant, said the family plans side‑loading garages "so we'd be parked in the garage so nothing would be blocked in that area there for you." Hawkins said a hydrant near the adjacent lot is close enough to meet fire‑department hose‑reach requirements and that the fire department would not require an additional hydrant for the proposed layout. Commissioners also confirmed the maximum building height under current zoning is 35 feet (roughly two stories to roof peak). The commission recorded no conditions beyond the usual final planning, engineering and fire sign‑offs and the applicant’s CC&Rs to govern shared driveway maintenance. The motion to approve was made by Commissioner Martineau, seconded by Commissioner Butler, and carried. Next steps: the applicant must complete final engineering, satisfy all final department requirements and record the subdivision plat before building permits can be issued. No financial assistance, variances, or exceptions to the R‑1‑8 standards were approved at the meeting.
