The Development Review Committee on Sept. 17 reviewed a plat for Eden Crest Phase 2, a planned subdivision of 115 residential lots; staff and the applicant were present to take questions. "This is a plat for a, Eden Crest. It's a phase 2 of the plat ... this phase 2 consists of a 115 lots," said Amir, the project manager for the applicant.
Committee staff said the subdivision is zoned PD with a future land-use designation of residential and that most infrastructure is already in place; the plat before the committee was the formal recordation of lots. Staff also noted that state law has changed and the notation on the plan must reflect administrative approval rather than city council approval. A committee member said the plat language should read that the city administrator approves the plat pursuant to Florida statute and the city's operating resolution.
Committee members also raised an easement question. A member said they could not find a referenced wall easement on the plan and asked the applicant to address it offline. No formal motions or votes were taken; the item received staff comments and direction to correct the plan language and clarify easement locations before final recordation.
The committee heard no public-safety, public-works, fire, or building objections on the record; the agencies represented on the committee reported no additional comments. The applicant and staff indicated they would follow up with revised drawings and easement clarifications.
The committee adjourned to the next agenda item after closing comments on Eden Crest.
