Bergen County holds public hearing on planned auction of forfeited Teaneck property

Dean Kaczynski, business officer for the Bergen County Prosecutor's Office, said the property is identified as Lot 11, Block 2305 on Teaneck’s tax map and that documents including a report of sale and an oil tank sweep report are available for public review. He said the hearing was held "in accordance with the provisions of New Jersey Statutes Annotated 48:12-13 governing the sale of real property by a public entity." Kaczynski also said notice of the hearing and the proposed sale was published in local newspapers and mailed to property owners within 200 feet of the property.
William Rupp, serving as special counsel to the prosecutor's office, summarized the county’s acquisition history, saying the property was obtained through a forfeiture action and title transferred to Bergen County through the prosecutor's office. Rupp said the statute requires two public hearings — one in the municipality and a second at the county seat — and additional published notice if the county proceeds to auction.
Rupp told commissioners the sale will be conducted as an online auction hosted on the platform Crexi. According to the presentation, the Crexi listing will be posted beginning Oct. 24, 2025, and the auction will open Dec. 16, 2025, and close Dec. 18, 2025. Rupp stated, "the minimum price is set at $300,000." Copies of engineering and tank-sweep reports were identified as available on a table at the meeting for public review.
The board recessed its regular agenda to conduct the prosecutor's public hearing and later closed the public-comment portion of that hearing after no members of the public came forward. Commissioners then resumed the regular meeting. No final sale, contract award, or transfer occurred at the hearing; officials said the property will be offered at auction and any final consideration will be determined by that sale.
Documents identified at the hearing included a report of sale prepared by Fastech Engineering and an oil tank sweep report prepared by Silverstaff; Danielle Lee, the county’s designated real estate adviser, was named as a contact for showing requests and additional information.
