School board approves purchase of 41 Moores Road property for $7.5 million

The Great Valley School Board voted 7–1 Tuesday to approve an agreement to purchase three parcels at 41 Moores Road in East Whiteland Township — just under 24 acres adjacent to Great Valley High School — for $7,500,000 and authorized the administration and solicitor to complete the transaction.
The purchase agreement presented to the board calls for a $100,000 deposit at execution and an additional $300,000 deposit at the end of a 90‑day investigation period. The district will use that period for environmental, title, feasibility and zoning reviews; if the district decides the property is unsuitable it may withdraw and recover the second deposit under the terms described by the district’s counsel. Closing is slated to occur within 30 days after the end of the investigation period, with a contract deadline of Jan. 30, 2026.
The property includes a roughly 187,000‑square‑foot office building on the main parcel and two approximately 1‑acre adjoining parcels, for a combined area just under 24 acres. “Whenever we're dealing with 24 acres adjacent to the existing high school campus, that's an interesting opportunity,” said Jason Heron, an attorney with Whistler Pearlstein who handled the real estate negotiations for the district. He summarized the price, deposit schedule and the 90‑day due diligence window before the board vote.
Board Vice President Rachel Gallegos announced the result after the vote, saying, “Motion passes 7 to 1. We're very excited about this.” After the vote, district leadership said the communications team will send a community letter and publish a preliminary FAQ on the district website. Administration also said it expects to report back with findings from the due‑diligence work and a more detailed presentation in the spring following inspections and testing.
Discussion at the meeting did not establish a specific use for the property; the board approved the agreement to preserve the option and to allow the district time for technical assessments. The board directed staff and the solicitor to take the necessary steps to complete the purchase process if due diligence is favorable.
The agreement and vote were the formal action the board took on the item; the board did not approve a final redevelopment plan, budget allocation for construction, or any immediate programmatic changes tied to the site during the meeting.
