County facilities staff report progress on grounds, retaining wall and HVAC work; painting and plaster repairs planned

He told the committee that floors, ceilings, HVAC and plumbing at the FMD build‑out were “finalized as of today,” and that electrical and CO detectors were being completed before IT runs fiber between buildings.
The report described ongoing HVAC issues at New Courts, where Hartwig is still troubleshooting air‑handling units 1, 2 and 3; Eric said a new compressor and variable frequency drive have been installed on two units but the problem persists. He also said LEC preventive maintenance was completed and staff are pursuing a DeKalb vendor to rebuild pipe‑chase control parts at lower cost instead of buying expensive replacements.
Eric said Midwest Painting has done work on first‑floor election areas and that plaster in the north vestibule is being removed down to bare stone to address recurring moisture intrusion. He notified the committee of a forthcoming work request to paint about 25 door frames on the fourth floor of New Courts ahead of an open house; he estimated the cost would be under $3,000 and said the work would likely be contracted out because staff could not complete it in time. On the retaining wall at Third and Galena, Eric said the county worked with IDOT and contractor Martin to redesign a corner curb radius to preserve courthouse traffic flow; IDOT will complete curb, electrical, sidewalk and concrete work and the county will tie into the finished sidewalk and complete remaining work.
The committee chair asked for questions; none were raised on the record. No formal action or vote was taken on the maintenance items during the meeting.
