The Ecom Planning Commission on Sept. 15 recommended that the city council approve a replat for five lots at 1812–1816 Common Circle submitted by Coy Properties LLC, leaving the existing CG PUD zoning unchanged. The commission’s recommendation will proceed to the council for final action.
Chris Colane of Grubbs Consulting, representing the applicant, described the filing as “an application to replat 5 lots in the commons of Yukon. It’s pretty straightforward. It’s gonna be platted into 2 lots, 1 smaller lot, 1 large lot.” Colane said all existing easements would remain and that the applicant would provide an additional shared parking access easement across the newly combined lots.
Staff confirmed the zoning designation will remain CG PUD and that the change is limited to lot configuration rather than a change of use. Commissioners asked whether development plans existed for the smaller lot; Colane said the owner had plans but that his firm was not preparing them.
After public hearing and staff report review, a commissioner moved to recommend approval; the motion was seconded and carried with recorded votes in favor by Clark, Jones, Knuckles, Dice and Wright. The commission’s recommendation will be forwarded to city council for final plat approval and any technical conditions.
Why it matters: the replat consolidates five lots into two to facilitate future development while preserving existing easements and adding a shared parking-access easement. That easement is intended to maintain vehicle circulation and parking across the combined lots.
Next steps: staff will include the replat recommendation and any required technical documents in the council packet for final action.
