The Ecom Planning Commission on Sept. 15, 2025, voted to recommend that the city council approve a simplified planned unit development (SPUD) application for 912 Westport Boulevard submitted by Bridal Capital LLC, conditioned on reducing vehicle access to a single southern curb cut. The commission’s recommendation will go to the council for final action.
The applicant, Brian Neely, described the proposal as “the same thing I’ve done on Brighton Circle, just making a, basically, a flex space for small business.” Neely said the buildings would front Westport Boulevard with a storefront appearance and back doors for service and storage. He told commissioners he planned one curb cut but did not yet have curb cut alignment coordinated with adjacent projects.
The project drew focused questions about how proposed drive access would line up with nearby developments, including Variety Care and the Salazar office complex. Danielle, a city planning staff member, told the commission she did not have the curb-cut alignment on hand but said staff would “make sure we get that and make sure that they get lined up” with plats for the other properties before final design or council action. Commissioners stressed that the city’s comprehensive plan aims to limit curb cuts to reduce curb-to-curb conflict and neighborhood impacts.
After discussion, a commissioner moved to recommend approval to the city council with the condition that the applicant “reduces curb cuts to allow for 1 access on the southern point of the property into the development.” The motion was seconded and carried on a voice vote; commissioners recorded as voting yes were Wright, Geiss, Knuckles, Jones, Clark and Dice.
Why it matters: the curb-cut condition aims to coordinate access across adjacent properties and reduce the number of street interruptions on Westport Boulevard, aligning the proposal with prior plats approved for nearby lots. The commission noted the SPUD does not require a new plat because the lot is already platted; staff confirmed that existing plat information will be used to verify driveway locations before council review.
