The City of Claremont Code Enforcement Board on Sept. 15 found Sunshine Properties LLC (Lofts at South Lake, case 25000008) in violation of multiple fire- and life-safety code provisions and ordered remaining corrections by Oct. 15, 2025. Staff said much of the property’s original list of violations has been fixed, but two items remained unresolved at the hearing: malfunctioning egress-door latch/sensor release assemblies and a community gate that was intermittently failing to operate as designed. Tiffany Wellstead, regional manager for the third-party management company, told the board, “So all of the issues that are on the original report have been corrected as of today with the exception of the doors,” and said a vendor (DynaFire) was waiting on parts to complete the work. Fire inspector Amber Butler described the inspection timeline and said inspectors began the process in May, allowed time for fixes, and then referred the matter to code enforcement after repeated follow-ups. Given ongoing issues and the property’s five-story configuration, the board granted an extension from staff’s initial deadline and ordered full compliance by Oct. 15, 2025; if the property remains out of compliance after that date, the board ordered a fine of $250 per day. The board emphasized resident safety and required the respondent to contact code enforcement for inspection scheduling once corrections are complete.
