Commission conditionally approves EBM Eye Care sign; staff to verify height, color and mounting

The Planning Commission conditionally approved a replacement sign for EBM Eye Care in the Commons shopping center on Sept. 15, subject to three technical changes requested by planning staff: increase the sign letter height to meet the two‑foot minimum, change side returns and trim cap from black to bronze, and confirm that the bottom of the sign is at least 15 inches above the fascia band.

Planning staff reviewed the applicant's submittal (report dated Sept. 6) and said the proposed sign area (just under 25 square feet) fits within the center's allowances but fell slightly short of the 24‑inch minimum letter height. "We have a requirement that says it has to at least be 24 inches," staff said, and recommended the applicant increase letter height and submit color samples for the center's design scheme. Staff also requested confirmation of the fascia clearance so the administrative reviewer can verify final compliance.

The applicant confirmed the green color and shamrock mark were part of the requested branding. The commission's motion approved the resubmitted plan as marked by staff, specifically requiring the green color be coordinated with the shopping center palette, the trim/cap be bronze, and the minimum letter height and mounting clearance be corrected; staff will confirm the revisions administratively.

The approval allows the applicant to proceed toward a sign permit once staff confirms the technical revisions. The commission noted the center's overall sign standards and that variance of area or placement would require additional documentation or review.
