Airport commission approves August financials; flags delinquent tenant at 27250 Kitty Hawk

The Grosse Hill Airport Commerce Park Commission on Sept. 8 approved its August 2025 financial report and directed staff to begin seeking a replacement tenant for a long‑delinquent commercial lease at 27250 Kitty Hawk. “Our year to date revenue is $561,024 which is 35% of our budget,” Airport Manager Janelle said during the meeting. The report listed past‑due rent as of Sept. 5 at $8,063. Janelle said the tenant’s lease at 27250 Kitty Hawk expires in October and that the tenant has been late on rent repeatedly over the past three years. “I've spoken to him many times and, you know, we've gone over again. And so what happens is then he'll kind of catch up and then fall behind, catch up and fall behind,” Janelle said. Commissioners and staff discussed likely next steps: start marketing the space and, if necessary, move the tenant to month‑to‑month while showing the facility to prospective replacement tenants. “With past due balance like that and the history, you should start looking to replace them,” Commissioner Hornby said. Staff noted the space is roughly 1,000 square feet with a front office area and a 14‑foot roll‑up door; an earlier tenant had a paint booth in the back but current use was described as mechanical repairs. The financial report presented other summary figures including a year‑to‑date revenue figure and capital reserves; one line in the transcript listing expenditures appears garbled and could not be reliably reported. Commissioners voted to approve the August financial report. Motion to approve the report was made by Commissioner Manns and supported by Commissioner Filarski; the motion carried unanimously. The commission did not adopt any new enforcement action on the lease at the meeting but instructed staff to pursue new tenants and to discuss options with the current tenant ahead of the October lease expiration.
