The Bulloch County Planning Board approved a variance to the county zoning code that will allow Dennis Clark to add onto a house at 111 Westside Road while keeping the new work at or nearly at the property line.
The variance applies to Appendix C, Zoning, Article 6.0, Section 6.06 (development standards: side-yard setback), the board was told. Planning staff said the parcel is zoned R-40 in the suburban neighborhood character area and that the existing structure sits about 11 to 12 inches from the side property line.
Loescher, a planning staff member, presented maps, aerial photos and a site plan showing the existing building and the proposed rear addition. The staff report listed recommended conditions that would apply if the board approved the request. Applicant Dennis Clark and his agent, Blake Blosier, told the board a surveyor had located the property line and that the proposed addition would not cross the boundary.
