An application to rezone a 1.146‑acre parcel on Bridal Boulevard in Brandon from Commercial Neighborhood (CN) to Commercial General (CG) drew staff and Planning Commission support at the Sept. 15 zoning hearing, with no public opposition recorded.
Attorney Cammy Corbett told the hearing the former Steak ’n Shake site does not directly abut residential property — county‑owned retention land separates the parcel from single‑family homes to the north — and the property lies within the SR‑60 overlay and the Bridal community plan where higher‑intensity commercial uses are planned. Sierra James of Development Services said the rezoning would allow a larger range of commercial uses compatible with established commercial development along West Brandon Boulevard and concluded staff finds the proposal approvable.
Planning Commission staff noted the site had previously operated as a drive‑through restaurant and sits amid a mix of quick‑service restaurants, auto parts and light commercial uses. The commission found the proposed rezoning consistent with comprehensive‑plan objectives that call for directing growth to the urban service area and ensuring new development is compatible with surrounding character.
No speakers registered in favor or opposition during the hearing. The applicant requested approval and had no additional comments during closing; the hearing master closed the public record for rezoning 25‑1143. The land use hearing officer’s recommendation will be filed in the administrative record and transmitted to the Board of County Commissioners for final action.
