The Zionsville Planning Commission conditionally approved, at its Sept. 15 meeting, the primary plat and development plan for Wild Air Section 2, a subdivision that will divide about 81.5 acres into 159 residential lots including single-family lots and townhome lots and several common areas. The approvals were granted subject to resolution of technical comments identified in staff and agency review letters.
Staff presented maps showing Section 2 divided across Marysville Road: Section 2A west of Marysville Road (about 31.22 acres and roughly 50 single‑family lots) and Sections 2B/2C on the east side with a mix of townhomes and single‑family lots. The package included development‑level details such as topography, curb locations and future street cross sections; staff amended the published staff report the afternoon of the hearing to incorporate a late comment letter from the Department of Public Works.
Transportation and access: the plan will include two right‑in/right‑out intersections on Marysville Road tied to approved roundabouts elsewhere in the Wild Air master plan. Archer Park Road will provide internal circulation and connect to the existing clubhouse and Archer Park amenities nearby.
Staff support and conditions: staff recommended conditional approval for both petitions, asking that the petitioner address the outstanding comments in exhibit letters (notably exhibit 6 and 6A in the staff packet) before recording the secondary plat. The petitioner told the commission that home construction is already underway in Section 1A and that demand has been strong; the team said it will work with town engineers on remaining technical revisions.
Vote and next steps: the commission voted 5–0 to approve the primary plat and the development plan subject to the listed conditions. Resolution of remaining technical and agency comments will be required prior to recording the secondary plat and prior to permit issuance for later construction phases.
