Burke County Planning Commission on Sept. 15 determined that the final plat for Sater Residential Development Section 2 meets the Subdivision Ordinance requirements and authorized advertising a public hearing for final plat consideration at the Oct. 20 commission meeting.
The final plat (file 2506‑185) covers Lots 45 through 96 and 139 through 172 and proposes 86 single‑family attached lots on about 10.4 acres served by public water and sewer. The developer is identified as ILO Properties; Cheat Road Engineering is listed as engineer and Roberts Land Surveying as surveyor. Planning staff noted that waivers were previously granted at the May 16, 2022 commission meeting for sections of the ordinance related to right‑of‑way location and buffer/screening requirements.
County Engineer Doug Smith found the project compliant on Aug. 28, 2025, and staff recommended final plat determination and advertising for a public hearing on Oct. 20. A commissioner moved and seconded the action; the chair called the voice vote and the motion carried. The commission did not take final approval on Sept. 15; the public hearing will allow members and the public to consider final plat approval on Oct. 20.
