Burke County Planning Commission on Sept. 15 approved the preliminary plan for a 13,676‑square‑foot addition to the Communicare Martinsburg health facility at 209 Clover Street, staff said.
The project (file 2406‑173) is proposed by Next Martinsburg Realty LLC with Triad Engineering listed as engineer. The site is roughly 5.8 acres behind Old Courthouse Square and is served by public water and sewer. County planning staff reported no waivers or exceptions were requested and that County Engineer Doug Smith found the plan compliant with the Subdivision Ordinance (2009).
Commissioner Ronald Truitt asked whether the expansion included additional parking; Triad Engineering representative Eric Eiser said no additional parking spaces were proposed because staff deemed existing parking sufficient for the expected additional employees. Eiser also said the Department of Highways determined the agency did not have jurisdiction over the site access. Planning staff and the applicant said they had added additional signage and stop signs nearby to address resident concerns about traffic; staff said speed bumps were not installed.
A motion to approve the preliminary plan was moved and seconded; the chair called the voice vote and the motion carried. The action advanced the project to the next review step; staff said further public hearings would occur only if the applicant files subsequent materials that require advertising.
