The Plan Commission on Sept. 9 approved site and architectural plans for a 1,000‑square‑foot accessory storage structure at Performance Food Service, an existing industrial facility at 9950 South Reinhardt Drive. The commission approved the plans with standard conditions, including that relevant code requirements remain in effect and that the approval will expire 12 months after the date of approval if a building permit has not been issued.
The accessory structure is proposed to measure roughly 40 by 26 feet and about 12.5 feet tall, and to be sited 10 feet north of the existing building. It will be open on the north elevation to allow access to hand trucks and dollies; the other three sides will be enclosed. Exterior materials were described as beige siding and trim with a black metal roof. No new lighting or electrical service is planned for the structure, staff said.
Why it matters: the building is an operational accessory element to an existing industrial use in the South Branch Industrial Park; the commission’s approval allows the applicant to pursue a building permit and move forward with construction under municipal codes and permitting review.
Commission discussion focused on the structure’s security and access. Don Olsen, vice president of design for ESI Design Services, said the hand trucks are currently stored outdoors but within a secured, fenced area and that the structure’s purpose is to enclose those trucks. He told the commission the fenced and secured yard, together with site security, was intended to address theft and unauthorized access concerns. A commission member asked about doors and lighting; staff and the applicant said there would be no door on the open north side and no new lighting was proposed.
Formal action: Sievert moved to approve the site and architectural plans for the accessory building at 9950 South Reinhardt Drive with the conditions that all prevalent code requirements remain in effect and that the approval expire within 12 months if no building permit is issued. The motion passed.
The approval does not alter requirements for permits or inspections; the applicant must obtain any required building permits before starting construction and must comply with applicable security, fire and building codes.
