- After-the-fact variance approved for a covered terrace at Daytonia Road (ZBA25-01841725). Motion to approve carried 7–0 (mover: Miss Silverman; second: Mister Silvers). Staff reported the permit was issued but not routed to planning; staff recommended approval to avoid the hardship of reconstruction.
- After-the-fact variance approved to legalize a paddle court that encroached about six inches into the rear-yard setback (ZBA25-01872034). Motion moved by Mister Nagler; second by Mister Silvers. Vote: unanimous (7–0). Staff said a complaint led to code enforcement and building violations, and the encroachment affects only a small corner of an irregularly shaped waterfront lot.
- Package of variances approved for a two‑story understory home at 5940 North Bay Road (ZVA25-01885940) including fill/enclosure/air-conditioning of portions of the understory, deviations from understory-edge planting and water-capture rules, and allowance of certain structural elements. Motion moved by Mister Davis; second by Miss Morelli. Vote recorded in the transcript as 6–1 (one nay not attributed to a specific member in the record). Staff supported approval subject to conditions in the draft order.
