The Jefferson County Planning and Zoning Commission approved seven subdivision applications at its meeting, granting routine approvals and one exception to subdivision road-frontage rules.
The cases approved included S25-0041 (Lucas, one lot addition in Hoover community), S25-0047 (Levin resurvey, two lots), S25-0049 (Allen request, two lots), S25-0050 (Wilson addition, two lots), S25-0051 (Russell — Squire Ridge, four lots), S25-0052 (parcel consolidation at 219 Third Street, Tarrant), and S25-0054 (Quinn — two lots with exception to allow Lot 1 to be recorded without road frontage).
The commission called each subdivision separately. Neighbors raised questions at S25-0051: Marissa Hudson, an adjacent homeowner who said she runs the HOA for the neighborhood backing the 3500 Square Lane property, asked about number and sizes of lots, stake markers and house placement. Applicant Brook Russell said the parcel is about 4.8 acres, that four lots were proposed, one roughly two acres and the others just under an acre, and that houses will be sited toward the rear of the lots to preserve trees; Russell said a 50-foot minimum setback applies.
At S25-0052, Kenneth Battle, pastor of Church Christ Ministers next to a property in Tarrant, said he did not know the property’s intended use and sought clarification. Applicant Nabil Al Jayer explained the site is an existing used-car lot operating under commercial zoning; he said the current request was to combine parcels and to add a small covered gazebo structure for staff working on vehicles. He described the business practice as inspecting and fully servicing vehicles before sale and said only one or two cars would be listed for sale at a time.
For S25-0054, staff recommended approval with an exception to record Lot 1 without road frontage; the commission approved that exception.
All motions were called for voice votes and the chair announced the motions carried. No record roll-call tallies were stated in the hearing record.
