City staff presented a technical change to the 1920 Schiller Avenue future land-use amendment during the Sept. 10 Development Review Committee meeting, saying the applicant adjusted their requested future land use so it matches the requested zoning and the land development code.
"The applicant has modified their request for the future land use amendment from Residential Low Suburban to Residential Low," June Sona said. The staff member said the modification would make the future land use and zoning comparable under the Land Development Code and that the applicant had confirmed the change would not affect the proposed site development plan.
Staff told the committee the site is planned for 115 single-family units and indicated a target density of about 2.92 dwelling units per acre; the applicants plan would remain unchanged. The presenter said the amendment previously cleared DRC on an earlier date and the planning commission on Aug. 1 and that the item would return for further readings at city council so the future land-use amendment, planning commission review and second readings of zoning could align.
City staff asked the DRC for a recommendation and said the surrounding area includes lower-density residential designations that make the revised future land use consistent with adjacent parcels. Police, public works, fire and building reviewers recorded no additional comments in the transcript. Staff did not record a formal committee vote in the transcript for this item.
