The Melbourne City Council on Sept. 11 approved three ordinances (2025‑42, 2025‑43 and 2025‑44) to annex approximately 1.43 acres into the city, amend the comprehensive plan future land use map to industrial on 1.07 acres, and apply M‑1 light industrial zoning to the same 1.07‑acre portion of the property at or near 325 East Drive.
Planning staff said the 1.07‑acre area is developed, already served by city water and currently on septic for wastewater; the annexation includes 0.36 acres of adjacent right‑of‑way along the roadway frontage and canal frontage. Staff recommended approval, noting the land use and zoning are compatible with surrounding light industrial uses in the unincorporated enclave, and the Planning and Zoning Board recommended approval unanimously.
The council adopted each ordinance by motion and voice vote, with members recorded as “aye.” Council also noted that the annexed area will be located in Council District 5 and that, upon annexation, the property owner may submit plans to the building and engineering departments for the proposed small warehouse addition.
All three motions passed unanimously.
