The Hyatt Studios hotel at Kissimmee Gateway Airport has development‑review approval and a ground‑lease approved in May; staff expects site‑construction submittal in October and a March 2026 groundbreaking target. Cirrus Aviation Parcel 8 received FDOT site‑work funding; the private developer recently indicated it will seek third‑party financing rather than the previously intended city‑loan model and has requested an option extension while its leadership visits next week.
