The Historic District Commission continued review of a multi‑building proposal at 115 Cliff Road and held the main house, the garage/guest house, and the pool house for revisions after commissioners raised concerns about massing, multiple gambrels, a large roof walk, dormer treatment and visibility from Cliff Road.
Architect Chris Moran presented a simplified revision set that reduced trim, eave overhangs and several applied details after prior feedback. Commissioners praised simplifications but raised several concerns. Commissioner Ray recommended replacing flanking gambrels that face the street with dormers so the main eave could run continuously and to reduce water‑shedding issues where gambrels intersect. Commissioners also described the proposed roof walk as “immense” from the side and asked that it be centered on the primary ridge and limited in depth to about 8 feet.
On the auxiliary structures — the garage/guest house and the pool house — commissioners again asked for dormers set back from rakes by the HDC standard and recommended simpler garage door proportions (lower height and different light divisions) and a reduced cupola on the pool house. Ray and others asked for a consolidated hardscape and landscape plan showing screening so the pool house and pool area would not present a conspicuous new element when viewed from Cliff Road. The applicant agreed to return with reduced roof walk dimensions, alternative gambrel/dormer treatments, updated dormer setbacks, and a combined hardscape/landscape plan for the outbuildings.
The commission held all three related applications for revisions. Motions to hold carried with aye votes from the sitting board.
