The San Antonio Zoning Commission on Wednesday approved a certificate of zoning to allow a cabinet and carpentry workshop at 402 Air Street, imposing a condition limiting hours of operation.
Heraldo Gómez, a city planner, described the request as rezoning of the site to General Commercial with a specific use authorizing a woodshop. Staff noted the parcel adjoins Union railroad tracks and is near residences; notices were sent and staff recorded zero written approvals or oppositions. Gómez said the proposal was “consistent with the zoning of surrounding properties” and characterized the area mix as commercial and light industrial adjacent to residential.
Ronald McDonald, who identified himself as the property owner and tenant, told the commission his business is primarily a showroom for cabinets; on occasion the firm performs modifications and repairs on cabinetry. He said the operation follows city regulations and holds contracting licensure. McDonald said there was no code enforcement action against the property and that he had followed city recommendations when making improvements.
Commissioners questioned potential noise and hours of operation and whether the site would be used for manufacturing. McDonald said the work would not be manufacturing at scale and that hours would follow typical business hours. Commissioner discussion led to a motion to approve the request with a condition that working hours be limited to 7 a.m. to 7 p.m., Monday through Saturday.
The motion passed on a roll-call vote with all commissioners present voting yes.
Ending: The approval grants the certificate of zoning that the tenant needs to occupy and operate the cabinet workshop; the hours limitation is part of the commission’s condition.
