The Nassau County planning board voted 6-0 to approve R25‑010, a rezoning that shifts about 12,000 square feet of a parcel from RS‑2 (residential) to CI (commercial) to correct split zoning and align the parcel with the future land use map.
Planning staff, represented by Stephanie Kaiser, said the east portion of the parcel had been zoned RS‑2 while the remainder was CI and that the future land use is commercial. Kaiser said the requested rezoning is consistent with the Highway 17 commercial corridor and with comprehensive‑plan policies, and that the site contains no known environmentally sensitive or culturally significant areas. Staff recommended approval.
There were no public comment cards for the item and the applicant waived a presentation. Board member Flick moved to accept staff’s recommendation; the motion was seconded and passed on a voice vote recorded as 6 ayes, 0 nays.
The property address was described in the record as the southeast corner of Callaway Drive and U.S. Highway 17; staff noted the existing structure was built in 1978 and that no new roads or school impacts are anticipated.
