Tamco LLC representatives and tenants described plans on May 1 to pave a dirt lot on Blaine Street and add 18 parking spaces to support reuse of a multi-tenant commercial building at 99 Blaine Street. Owner Tom DeBlois said the building has been difficult to lease as one large tenant and that subdividing into smaller spaces has made marketing easier.
The proposed scope includes pavement, landscaping, a 100-foot sidewalk with curbing, reconstructed handicap curb ramps at the Blaine/Second Street corner, and site cleanup; a small encroaching fence on the abutting property will be addressed by the owners. Mr. DeBlois said the project would also improve the lot’s appearance and mitigate prior dumping and informal debris.
Potential tenants were present; Forge Fitness said peak classes would be modest in size (about 16 participants) and would occur weekdays late afternoon/early evening and mid-morning on Saturdays. Board members asked about bike parking given proximity to the regional bike trail; applicant and tenants suggested adding a bike rack at a grassy indentation near Third Street. Staff reported no prior written objections and the board closed the public hearing to allow staff time to prepare findings and conditions for the next meeting.
