An application to merge two parcels at 145 Garvin Avenue and re-subdivide into three lots was presented on July 3. The applicant, represented by Joe Wickert (Davis Road LLC), said the existing two-family dwelling will be converted to a single-family use; the two resulting new lots will be serviced by municipal water and sewer. The proposal reduces some lot areas from their current sizes but the applicant obtained zoning relief for reduced side-yard setbacks from the Zoning Board of Adjustment.

Staff reported that the plan will require a few minor revisions but that the conservation commission raised no objections during a recent site walk. The applicant indicated typical timing for recording and construction will follow board approval and building permit processes. There were no public speakers on the item and the board closed the public hearing.
