A subdivision application (S2025‑009) to create a new buildable lot (31A) from a parent parcel at 67 Murphy Street was reviewed on Sept. 4. Joel Conley of The Debey Group said the existing parcel is comparatively large for the neighborhood and can support a second single‑family home while meeting setback requirements. The applicant requested a limited number of technical waivers related to topographic detail submission and noted utilities are near the front of the lot.
No public comment was received at the meeting and DPW had not submitted outstanding comments at the time of the hearing. Planning staff said they had no unresolved issues and the board agreed there was enough information to close the public hearing; a decision or vote will be scheduled at the next meeting in two weeks.
The applicant said final driveway placement and house design are to be determined, and DPW review of access and curb placement will be completed as conditions of approval if the board moves to subdivide.
