Staff said the use is technically within 200 feet of residential zoning, which is why the applicant seeks conditional-use approval, but the presenter added the physical bay is more like 600 to 700 feet from residential areas. "They are technically less than 200 feet from residential, which is why they are, here asking for conditional use approval. The actual location of the bay is actually more like 6, 700 feet from residential," the presenter said.
Staff described the project as a small business expected to create about 12–16 direct jobs and 15–20 subcontractor jobs. The item was listed as Item 8.e on the upcoming meeting agenda and staff recommended approval.
No site plan, ownership, or operating-hour details were provided during the agenda review; commissioners did not take a vote during the call. The conditional-use item will be considered at the public hearing where the commission can vote and hear public comment.
