The committee reviewed non-district technical changes in the second draft: accessory-structure rules were consolidated, drive-through and fuel-canopy standards were clarified, and staff prepared a new appendix compiling lot standards and building-type details to help the public and applicants find rules quickly.
Staff summarized revisions to accessory-structure language, noting the section was reduced from roughly 12 pages to about 4 pages by moving general rules into a single place and leaving only specialty exceptions where rules differ. “So we condensed that a lot… That is a lot cleaner,” a committee member observed.
Drive-throughs and fuel canopies
Staff said the draft clarifies when fueling-station canopies may sit in front of a building and that certain service uses will be required to meet a 15,000-square-foot lot minimum where that standard still applies. “These uses have to have a 15,000 square foot block,” staff said, noting the provision is intended to preserve adequate circulation and fueling operations where they exist.
Appendices and searchable draft
Staff also showed district one-pagers and a new appendix that lists lot standards by zone and building type in a single reference. The committee praised the searchable draft features (internal links from italicized terms) that let users jump to related sections; staff said all supplemental materials will be posted with the second draft ahead of the presentation.
Provenance:
First related transcript block excerpt (topicintro): “And something I don't know how much you really care about this, but something we also did in the last month is anything that is an accessory use but also an accessory structure, we refer to both sections... So the majority of the language on ADUs is in article 4, and then there's a tiny bit of language of ADUs in article 5 when it is specifically detached because a detached ADU would also be an accessory structure.”
Last related transcript block excerpt (topicfinish): “And then the other thing I have handed out is going to be a new appendix in the back of the ordinance, which is all of the lot standards per zone, per building type in 1 place.”
